WTP was engaged by Monash University to provide full quantity surveying and cost management services for the construction student accommodation units at their Clayton Campus.

The project, the first student accommodation to be constructed with funding from the National Rental Affordability Scheme, is designed to provide each student with a fully self contained studio apartment comprising kitchen facilities, including a 2 burner hot plate, microwave/convection oven and fridge; ensuite bathroom plus a living space that includes a study area, shelving, dining table, bed, wardrobes and IP Telephony communications.

The 23,000 m² project features two separate residential halls, Briggs and Jackomos Halls, that each house 300 students. Each includes state of the art communal facilities including rooms for meetings, social activities, music and games. Landscaped outdoor areas with BBQ facilities will allow students to indulge in outdoor living.

The project leads the way in sustainable student living achieving a 5 Star As Built GreenStar rating from the Green Building Council of Australia, the first multi-unit residential development in Australia to do so.

The two halls achieved all available GreenStar points for dwelling ventilation, without the need to install any mechanical air-conditioning systems, and the buildings’ high-performance external façades were custom-designed to maximise external air provision and manage heat load.

Although Monash University were committed to achieving the GreenStar rating from the outset the team still had to demonstrate the payback periods for the ESD initiatives especially given that some of the benefits including indoor environmental quality, may have been classed as intangible. With this in mind the team challenged proposed initiatives from a cost perspective allowing the design team to develop cost effective, sustainable outcomes for the project and for the University.

In addition and due to the strict time constraints the project was tendered as a design and construct contract at the schematic design phase. The challenge for the team was to structure a building contract which ‘locked in’ the sustainability goals despite the building not yet reaching design development phase and prior to consultant novation. The team was able to transfer the design risk to the head contractor at the tender stage through a combination of a tight project brief, contract and vision from the University. The implementation of these systems stood the test evidenced by the achievement of the University’s sustainability goals.

The project received the 2013 Australian Institute of Quantity Surveyors Infinite Value Award for Green/Sustainable Projects.
